GETTING FAIR AND BALANCED QUOTATIONS

 When you decide to do a remodeling project and wish to get quotations make certain that you and all of the contractors are on the same page. Here are things to determine prior to getting quotes.

Make certain you give each contractor the same information. Make a list of your wants and needs so that you don’t end up giving them different information. This is very important in order to obtain consistent quotes.
Examples: If you want to do a bathroom remodel, have a list of products you wish to have installed. If it’s a bathroom remodel, know what type of fixtures you’ll be using. That includes faucets, tubs, toilets, lighting and so on. If you’ll be installing tile, know what size and type you want and if you want it laid in a particular pattern. Try to cover as much as possible. If each contractor has the same information, most likely you’ll have consistent quotes.
Don’t expect to get a price over the phone or by email.  Many hours go into writing a proposal so it’s only fair to meet with them in person. Whoever you call will want to see the area involved. It’s the only way to find out if the project is feasible.

Let the contractor know when you would like to start the project and try to determine in advance what your budget is. We try to get some idea of what the homeowner’s budget is so that we can tell them if the project can be done for that amount. It’s very disappointing to get quotes only to find out that you have budgeted too little. It takes time for a contractor to do a proposal so knowing up front whether you can afford the project will save everyone a lot of time and effort.

Pick a remodeler/contractor you feel comfortable with. If you are unsure of that person or contractor ask for references.  Most are more than willing to provide them.

Read the proposals very carefully. It should specify exactly what will done from demo to completion. Most will have allowances for fixtures, tile, tubs, etc. Compare them to the lists you made.
It’s a mistake to always go with the cheapest price.  Like anything else, you get what you pay for. Unfortunately, too many people forget that quality is the most important thing and that it’s always better to wait until you can afford what you really want.
